What do we do?
Our process is very thorough. We start buy discussing financial availability and putting you in touch with our mortgage brokers if further financing is needed. Next, we help you define the paramenters of your search and begin to book visits, either in person or remotely. We help negotiate and make the official offer, and then guide you through the inspection and legal processes to completion.
What does the legal process look like?
Once an offer is accepted it is common to make a “reservation” for 5 business days to have the property properly inspected. This means a small refundable deposit to hold the property for you. The legal team will also perform due diligence at this time (illegal construction, back taxes, land registration, etc.). After this the CPCV (Promissory Note) is reviewed and signed, and a deposit given (typically 10%). Depending on the structure of payment (mortgage or cash) the deed is usually signed within 30-45 days, where the remainder of the payment and taxes are paid.

Signing the CPCV
The CPCV will be reviewed and agreed with our lawyer and you and the owners will sign "the promissory" note. At this time a 10-30% deposit is paid.
Wrapping Up
You will be accompanied by our lawyer to the notary with the owners to sign the deed, deliver the final payment, and pay the taxes.
